After a busy October with an above-average surge in new listings, the Squamish market slowed back to normal in November.
๐ Inventory Took a Big Dip
Across all housing types, available listings dropped noticeably:
- ๐ Single-family homes: down 60%
- ๐ข Apartments: down 39%
- ๐๏ธ Townhomes: down 32%
Year-over-year, total inventory is also slightly lower.
๐ Sales Softenedโbut the Big Picture is Still Strong
November sales cooled:
- ๐ Single-family: -23%
- ๐๏ธ Townhomes: -4%
- ๐ข Apartments: steady at 11 sales for both October & November
But the year-over-year numbers tell a different story:
- ๐ Single-family: +10%
- ๐๏ธ Townhomes: +8%
- ๐ข Apartments: +18%
Buyer interest is still strong, just waiting on the right homes to hit the market. Well-priced listings are still seeing multiple offers shortly after going live.
๐ Heading Into December
As expected, December brings the usual seasonal slowdown:
- fewer new listings
- buyers shifting into holiday mode
- quieter sales activity expected until the New Year
